Rental Rules: 

The following rules apply to homes rented through and/or owned by Rosenberg Investment Property. If you have any questions about the following, please reach out to us! 

  1. Dogs, cats, parrots and other birds, reptiles or any other animals are not permitted on or in the premises.

  2. Nails, tacks, brads or screws shall not be driven into the wood work or floors of said premises, nor there any boring or marring of the woodwork or plastering. 

  3. There will not be any alterations or redecorating of any kind to the residence without management consent.

  4. Maintain the residence in a clean, orderly, and law-abiding manner.

  5. Renters will pay the cost of all repairs for any damage done to the residence and the cost of any cleaning up of the residence which the management may consider necessary.

  6. Clean up the residence upon vacating is mandatory and should be restored to the same condition it is in now.  Reasonable wear and tear will be accepted.

  7. Resident is prohibited from adding locks to, changing, or in any way altering locks installed on the doors.  All keys must be returned to management prior to vacating.

  8. As a courtesy to neighbors, no loud, unnecessary or boisterous conduct is permitted.

  9. The use of gasoline or other similar combustibles for cleaning and for other purposes is prohibited inside the residence.  Residents shall not misuse the residence so as to cause insurance rates to increase.

  10. Parking in designated areas only.   You may not allow your friends to use the designated parking.  A parking permit is required to be on your vehicle at all times.  Towing of your vehicle for improper parking is tenants responsibility   Non-operative vehicles areas not permitted on the property.

  11. The use of the washer and dryer for anyone other than the resident is strictly prohibited.  If this privilege is abused management reserves the right to revoke any and all laundry privileges. 

  12. No smoking within the premises of the house.  Cigarette butts are to be picked up. 

  13. Any additional appliances such as mini fridge will be an additional $25 a month for utilities. 

  14. Trash bins are provided and tenants are expected to use the bins for trash only.  Pick up is on Tuesday mornings and it is the tenant’s responsibility to move trash bins to the curb and back to storage trash bin within 24 hours.  The City of Manhattan will issue fines for the barrels left on street curbs.  This will become the tenant’s responsibility.

  15. Mowing is hired done and is not the tenants responsibility. 

  16. Snow Shoveling is the tenant’s responsibility.  The sidewalks in both the front and back must be cleared within 10 hours of the snow fall.  The City of Manhattan will issue fines for not shoveling the walks.

  17. Parking is to be on designated areas only.  DO NOT block the driveway. 

  18. No smoking in the house.
